The central task of the expert committees is to create general market transparency by maintaining and evaluating the collection of purchase prices. The expert committee fulfills this task by publishing a real estate market report in addition to the standard land values.
Fees are charged for the provision of the real estate market report. The amount of the fee is set out in the fee statutes of the expert committee (PDF) (1.6 MB).
The "Other data required for valuation" published in the current 2024 real estate market report was unanimously approved by the Rastatt Joint Expert Committee on May 15, 2024.
The report compiles information on regional sales and price trends. It provides information on the average purchase prices paid for various types of real estate, such as detached and semi-detached houses or condominiums, in the municipalities and in general.
The publication of the other data required for the valuation (e.g. asset value factors, property interest rates and index series), without which an expert market assessment in the region of the Joint Expert Committee is very difficult, contributes significantly to market transparency.

The number of completed property sales fell noticeably in 2023 and 2022. Since 2019, the number of sales has fallen by around a third.
Compared to 2022, the market for individual residential construction in particular, i.e. detached and semi-detached houses, has changed. For the first time, a decline in the price level is clearly recognizable. Prices for existing residential property have also fallen, but not for new builds.
Prices for ready-to-build residential land continued to rise in 2023, albeit somewhat more moderately than in previous years.
