What is a qualified rent index?
A qualified rent index - in contrast to a "simple" rent index - is drawn up in accordance with recognized scientific principles and has been approved by the local authority or by representatives of the interests of landlords and tenants. In Rastatt, recognition was granted by the municipal council of the city of Rastatt. The Rastatt rent index has also been recognized by the two largest tenants' and landlords' interest groups, the tenants' association Baden-Baden und Umgebung e.V. and the house and landowners' association Rastatt und Umgebung e.V.
Where does the rent index apply?
- If a qualified rent index exists in a municipality that is no more than two years old, a landlord must refer to this rent index when increasing the rent.
- Tenants can reject a rent increase if it is higher than the local comparative rent specified in the rent index.
- In most cases, the rent index helps to avoid legal disputes over rent levels. It creates transparency and legal peace for tenants and landlords.
- The rent index reflects what is happening on the market. It is not its job to steer the market.
